The purpose of this site is to allow citizens and property owners in Henrico County to be notified by e-mail if a document is recorded in the Circuit Court Clerk office that includes the name of the property owner. This document could be a deed that changes the ownership of the property. It could also be a deed of trust related to a mortgage that uses the property as security for a loan. There are also additional instruments that can be filed in the office related to your property.
The Circuit Court Clerk office must follow specific standards in accepting or rejecting instruments presented for registration in the office. If all of these statutory requirements are met, the office must accept the recording. The office cannot verify prior to acceptance of the instrument that the true owner is a party to the document. So, we have added this service. You can register all of the names of the owners of your property in the County. If an instrument is filed with one of those names, we will provide notice (subject to the liability disclaimers below), to anyone who has registered and requested notice of such filings. That notice will include a link to the Circuit Court Clerk web site and a reference to the location on the site (typically the book and page) of the filing.
If you are selling your property or borrowing money using the property as security on that loan, then you can confirm that the correct instruments have been filed. This is what will happen with virtually all of the filings in the office. But, if you did not authorize the transaction, and the instrument is fraudulent, this site may give you the opportunity to fix the problem as soon as possible. If you believe that you are the victim of property or mortgage fraud, please contact the Circuit Court Clerk and they will work with you to get your claims to the correct law enforcement agencies.
The Circuit Court Clerk is providing this service to assist the property owners in the County. Registration for this site is free. Please let your family and friends know that they can also sign up for the site. The Circuit Court Clerk hopes that the existence of this site is a deterrent for future fraud and a tool that can mitigate the damage caused by fraud if it does occur.
